Mid April already!! Traditionally a busy time for the housing market, although over the past few years the seasonal changes have been minimal, with most people moving through necessity rather than choice. Downsizing, re locating, school catchments ; there are many reasons to move, but in such economic times the 'luxury move' up to a bigger, better home is a rarity.
March was a particularly good month for sales, with the highest recorded figures since mid 2007. Although April has seen a slow down, I'm sure this is more to do with the Easter break than any change in market conditons. Good quality homes up to £200,000 are still in most demand, and as the supply remains limited, some sellers are under offer within a few weeks. So it's not all 'doom and gloom'!
The advice for a reasonably quick sale (2 - 3 months) is the same as ever. Be sensible on pricing, present your home the best you can and if it isn't selling in the first few months listen to advice from your agent. Prices are still static, so any optimistically valued homes will not sell. Ask for comparables of SOLD properties when receiving your valuation, not just those that are for sale.
